Villa Renovation in Arabian Ranches
Arabian Ranches is one of Dubai's established villa communities, with Mediterranean and Spanish-influenced family villas. After close to two decades, kitchens, bathrooms, flooring, AC and dated layouts are what most owners update.

What we do in Arabian Ranches
In Arabian Ranches, a qualified engineer runs your project from the first free site visit to handover. You get a turnkey villa renovation, an itemized BOQ with every line written out, and the approvals and NOCs handled for you. We have worked across Dubai since 1998.
Arabian Ranches villas: what ages first
Arabian Ranches launched around 2004 as its own Emaar community, so its villas are roughly two decades lived in. Kitchens and bathrooms date, flooring wears, AC tires, and layouts that suited one stage of family life stop suiting the next.
Turnkey villa renovation, structural changes and extensions
We cover the full scope under one engineer-led team:
- Turnkey villa renovation
- Interior renovation
- Kitchen and bathroom renovation
- Bespoke joinery and wardrobes
- Flooring, painting and finishes
- Structural changes and extensions, where permitted
We handle the Dubai Municipality permit and the Emaar community NOC
Arabian Ranches is a freehold Emaar villa community on the Dubai mainland, so a renovation here goes through the Emaar Community Management home-modification NOC and a Dubai Municipality building permit, with DEWA for power and water works and Dubai Civil Defence where fire or life-safety systems are affected. External and facade changes are restricted by Emaar, so we focus on interiors and the modifications Emaar approves. We prepare the drawings and handle the approvals, line-itemed in your BOQ.
What a villa renovation in Arabian Ranches involves
A typical Arabian Ranches renovation starts with a free site visit and measurements, then design and an itemized BOQ. We arrange the approvals, then build in the right sequence: strip-out, any approved structural work, MEP, joinery, finishes, and a clean handover. One engineer-led team runs it from the first visit to after-care.
What it costs
We do not publish a fixed price, because every villa is different. After the free site visit you get an itemized BOQ with every line written out, so you can see what each part costs and adjust the scope to fit. The number you approve is the number you pay.
