The Lakes is a freehold Emaar villa community on the Dubai mainland, so a renovation here goes through the Emaar Community Management home-modification NOC and a Dubai Municipality building permit, with DEWA for power and water works and Dubai Civil Defence where fire or life-safety systems are affected. Pool, garden and landscape work goes through the same NOC and permit, and external aesthetics stay restricted. We prepare the drawings and handle the approvals, line-itemed in your BOQ.

We arrange the approvals, then build in the right sequence: strip-out, any approved structural work, MEP, joinery, finishes, and a clean handover. We do not publish a fixed price, because every villa is different. After the free site visit you get an itemized BOQ with every line written out, so you can see what each part costs and adjust the scope to fit. The number you approve is the number you pay.
