How we work in Emirates Living

Proof before promise

Know the scope. Know the price basis. Then we build. That is the whole proposition, and it is deliberately not a claim about our history.

Surveyed before priced
We attend the property and record what is physically there before any figure is written down.
Scope defined in writing
Item by item, with inclusions, exclusions and assumptions stated on the face of the document.
Price basis you can inspect
Measured items, named allowances and stated provisional sums — never one absorbed rate.
Approvals identified per property
Which permissions apply to your exact address and who issues them.
Changes only in writing
Scope, cost and programme effect stated and accepted before the work is done.
Hidden work recorded
Waterproofing, first-fix services and substrates documented before they are covered.
No published project record yet
We publish no project count, client name, testimonial or review score, because none has yet passed our publication standard. Read the standard.

  • It is a master community, and that changes the critical path — Emirates Living is a master-planned community, which usually means a community approval route sitting on top of any authority permission. In that situation the approval route is frequently the critical path rather than a formality at the end — so we identify it and prepare for it before construction is programmed, not while trades are standing on site.
  • Emirates Living is an umbrella, not a single rulebook — It covers several distinct sub-communities with different villa types and different arrangements. We confirm the applicable route for your exact address rather than inferring it from the umbrella name — an assumption that is cheap to make and expensive to get wrong.
  • The villa stock is largely of a similar generation — That has a practical consequence: original services, original wet-area construction and original substrates are frequently what you are actually renovating. Those are exactly the items whose condition is unknown until something is opened, which is why they are carried as named provisional sums rather than absorbed into a rate.
  • Landscaped, low-density and lived in — Access, storage of materials, waste routes and protection of what is staying all have to be agreed with the community as well as with you. Where that adds cost, it appears as a line in the bill of quantities rather than as an invisible loading on every rate.

Confirmed at survey

What we establish for your Emirates Living property

Per property, never per community. A community-level assumption is the cheapest thing to make and the most expensive thing to get wrong.

Community approval route
Confirmed for your exact address and sub-community, alongside any applicable authority route, before the programme is built.
Permitted working arrangements
Working hours, access points, material storage, waste routes and contractor requirements as they apply to your property.
Existing services and their capacity
Assessed against the demands of the proposed layout rather than assumed adequate.
Original wet-area construction
Established at survey, because what is behind existing tiling determines how much has to come out before anything goes back.
Occupation and phasing
Whether the household remains in the villa, and the isolation and sequencing that follow from it.

Process

How a Emirates Living project runs, stage by stage

  1. Inquiry review

We read what you have sent, check the property type and the community against what we actually take on, and tell you plainly whether it is work we should be quoting for. An inquiry we should decline is declined here rather than three meetings later.

  2. Site survey and existing-condition record

We attend the property and record what is physically there: service capacity and routes, wet-area construction, substrate condition, structural arrangement, access and waste routes, and whether the household stays in occupation. This record is the input to everything after it.

  3. Findings and defined scope

What the survey found is written down, including the things that were not what anyone assumed. From that, the scope is defined item by item — what is being done, to what, and to what standard.

  4. Price basis: inclusions, exclusions, assumptions

Each item is priced as a measured item, a named allowance or a stated provisional sum. Anything deliberately left out is written as an exclusion. Anything that cannot be known until something is opened up is written as an assumption rather than buried in a rate.

  5. Approval path

We identify which permissions your specific property and scope require and who issues them — authority, master developer, community or utility — and build that route into the programme instead of discovering it during construction.

  6. Mobilisation and protection

Work areas are separated from living areas, routes and finishes that are staying are protected, and the waste route, working hours and service-shutdown windows are agreed before the first tool comes out.

  7. Controlled construction with written changes

Work proceeds against the agreed scope. Anything that departs from it becomes a written instruction stating the scope change, the cost effect and the programme effect, and it is carried out only once you have accepted it.

  8. Hidden-work record

Waterproofing, first-fix services, substrates and anything else about to be concealed is recorded before it is covered, so that what is behind the finish is documented rather than remembered.

  9. Snag list and clearance

We walk the completed work with you, write the snag list down, clear it item by item and record each item as closed rather than treating completion as a verbal agreement.

  10. Handover and documentation

You receive the completion record for the work: the defined scope as built, the written changes, the hidden-work record and the cleared snag list.

Evidence slot pending

No project record is published for Emirates Living yet. When one is, it will carry the project code, the property type, the before condition and findings, the defined scope with inclusions and exclusions, the approvals, the price drivers and changes, the hidden-work and completion record, and exact written publication permission. Until then this slot stays visibly empty rather than being filled with an anonymous interior. Read the publication standard →

FAQs

Questions from Emirates Living owners

Emirates Living covers several sub-communities — does that matter?

Yes, materially. Different sub-communities can carry different villa types and different arrangements, so we confirm the approval route for your exact address rather than for the umbrella name. Getting this wrong is one of the more expensive mistakes available in master-community renovation.

Who do we need approval from?

That depends on your specific property and scope, and it commonly involves both an authority route and a community route. We establish which apply and what each requires during planning, and we build the programme around them rather than discovering them mid-construction.

Where do the materials come from?

Every material is specified in the scope document — named where you have chosen it, and carried as a stated allowance where the selection is still open. Nothing is absorbed into a rate you cannot inspect.

How do change orders work?

As a written instruction stating the scope change, the cost effect and the programme effect, accepted by you before the work is carried out. In a community-governed project this matters twice over, because some changes also change what has been approved.

How long does the community approval take?

That is not within our control and we will not estimate it for you. What we do is identify the route early, prepare what it requires properly, and programme so that construction does not start against a permission that has not been obtained.

What happens on site?

Work areas are separated from living areas, the agreed access and waste routes are used, shutdowns are notified and kept to windows, and everything about to be concealed is recorded before it is covered.

Can you work around us if we stay in the villa?

Usually yes, and the phasing is written into the scope rather than agreed week by week — including wet-area sequencing so the household is not left without a usable bathroom at an unplanned moment.
