Residential interior fit-out

Fitting out the interior of a home to a defined specification: partitions and ceilings, joinery, flooring and wall finishes, decorative works and the services coordination that has to happen behind all of it.

Fit-out is where a design becomes a set of dimensions, tolerances and sequences. If those are not written down before work starts, they get decided informally on site — by whoever is standing there that day. We would rather write them down.

Scope

What residential fit-out covers

Scope is set per property. This is the range the service works within, not a fixed inclusion list.

  • Partitions and ceilings — light framing, boarding, bulkheads, access panels and the coordination of everything that lands in a ceiling void.
  • Joinery — kitchens, wardrobes, vanities, storage, panelling and built-in furniture, set out and manufactured to the drawings.
  • Flooring and wall finishes — tiling, stone, timber, screeds, skirting and trims, and the substrate preparation each of them requires.
  • Doors and ironmongery — sets, frames, closers and hardware scheduled per opening.
  • Services coordination — lighting positions, switching, sockets, data, sanitaryware and cooling terminals set out with the finishes rather than after them.
  • Decoration and finishing — preparation, painting and the final finish schedule.
  • Snagging and rectification before handover, recorded as a list with a status against each item.

Most fit-out cost disagreements come from an unstated assumption about quality. A tiled bathroom can mean six different budgets, so the specification names the thing.

  • Named products or a stated allowance. Where a selection has been made, the specification names it. Where it has not, an allowance is carried and reconciled against the actual chosen item.
  • Setting-out and tolerances for joinery and tiling, agreed in advance rather than judged after installation.
  • Interfaces — where joinery meets stone, where a ceiling meets a curtain track, where a threshold changes material — identified as details, because interfaces are where fit-out quality is won or lost.
  • Lead times for items that are ordered rather than stocked, written into the programme as a dependency.
  • Substrate requirements stated per finish, so nothing is fixed to a surface that cannot carry it.

Every one of those points is also a price driver, which is why the specification and the bill of quantities are produced together rather than one after the other.

Inclusions, exclusions and cost drivers

What moves the figure

Every item below is priced as a measured item, a named allowance or a stated provisional sum. Nothing is absorbed into a rate and recovered somewhere less visible.

  1. Specification level

    The gap between a named product and a held allowance is the gap between a price and an estimate.

  2. Interfaces

    Details where two materials meet carry more labour and more risk than either material on its own.

  3. Lead times

    An ordered item that arrives late moves the sequence, and the sequence is part of the cost.

  4. Substrate condition

    What the finish is fixed to decides how much preparation precedes it.

In practice

What disappears behind the finish

Fit-out covers things up. Once a ceiling is boarded or a floor is laid, the work underneath is no longer inspectable without destroying the finish.

  • Waterproofing and its testing are recorded before anything is laid over them.
  • Falls to drainage are recorded while they can still be measured.
  • First-fix electrical and plumbing routes are recorded before boarding.
  • Fixings, framing and structural interfaces are recorded before they are concealed.

That record is compiled into the completion evidence you receive at handover. It is a control, not a marketing feature: it exists so that a question asked two years from now has an answer.

The band describes the size and complexity of what you are asking for. It does not set your price and it carries no fixed inclusions.

  • Focused Upgrade, AED 50,000 – 100,000 — one defined area.
  • Family Refresh, AED 100,000 – 250,000 — several connected areas coordinated together.
  • Whole-Home Modernization, AED 250,000 – 500,000 — most of the home in one programme.
  • Full Transformation, AED 500,000 – 1,000,000 — layout, services and finishes substantially reworked.
  • Estate / Structural Transformation, AED 1,000,000+ — large or structurally complex work, subject to capability and approvals.

Inquiry eligibility begins at AED 10,000. Work between AED 10,000 and AED 50,000 is discretionary and is not a sixth formal band. Every inquiry is reviewed and may be declined.

FAQs

Questions before you write

Do you provide the interior design as well?

Our published service is the fit-out: turning a defined scheme into dimensions, tolerances, sequences and a written specification. Where a designer's scheme already exists, we work to it and record every interface decision it does not resolve.

Why does the specification matter so much to the price?

Because an unstated assumption about quality is the most common source of fit-out disputes. A named product and a held allowance are different commitments, and the specification says which one applies to each item.

What is recorded before the finishes go on?

Waterproofing and its testing, falls to drainage, first-fix electrical and plumbing routes, fixings and framing, and structural interfaces — all while they are still visible.

How is snagging handled?

As a list with a status against each item, so that finished means a closed list rather than an opinion.
